In Dubai, annual rent is usually paid with a set number of post-dated cheques. The fewer the cheques, the lower the price a landlord will typically accept.
Why the number of cheques matters Landlords prefer fewer cheques because they receive the money sooner and carry less risk. That is why a one-cheque deal is almost always cheaper than the same home on four or twelve cheques.
Typical options - 1 cheque — the whole year up front, best price - 2 cheques — paid every six months - 4 cheques — quarterly, a common middle ground - 6 or 12 cheques — easier on cash flow, slightly higher total
