Listing Policy

Per-vertical rules for creating accurate, compliant listings across Property, Motors, Jobs, and Classifieds on the Dubai marketplace.
1. Scope
This Listing Policy sets out the specific standards and requirements that apply to each listing vertical on the Dubai platform: Property, Motors, Jobs, and Classifieds. It supplements the general content and conduct rules in our Acceptable Use Policy (/policies/aup) and the Terms of Service (/terms), both of which also apply to all listings.
You must read and comply with both the general rules and the relevant vertical-specific section of this policy before you publish or update a listing. A listing that does not comply with this policy may be amended, suspended, or permanently removed without notice. Repeated violations may result in account action as described in Section 7.
Where a rule in this policy conflicts with an applicable UAE law or regulatory requirement, the legal or regulatory requirement prevails.
2. Property Listings
2.1 Accuracy of Property Details
Every property listing must accurately describe the physical property being advertised. Required accurate details include:
- Address and location: The building name, area, emirate, and, where applicable, unit or apartment number. The map pin must be placed at the actual property location, not at a nearby landmark.
- Property type: Correct classification (apartment, villa, townhouse, office, retail unit, warehouse, land plot, etc.).
- Size: Total area in square feet (sqft) or square metres (sqm), based on the registered or measured size. Estimated or approximate sizes must be disclosed as such. Floor area must reflect the unit itself and must not be inflated by including common areas unless clearly labelled.
- Bedrooms and bathrooms: Accurate count. Rooms marketed as bedrooms must qualify as bedrooms under applicable building regulations (i.e., they must have appropriate ventilation, minimum dimensions, etc.).
- Floor: Where applicable.
- Furnishing status: Clearly state whether the property is furnished, part-furnished, or unfurnished.
- Availability date: When the property will be available. Do not advertise a property as immediately available if it is not.
2.2 No Phantom Listings
You must only list properties that you have genuine authority to sell or rent. "Phantom listings" — properties that are not actually available, have already been sold or rented, or for which you do not hold the required authorisation — are strictly prohibited and may be reported to the Dubai Real Estate Regulatory Agency (RERA).
A listing must be taken down promptly (within 24 hours of a deal becoming unconditional) when the property is no longer available. Failure to do so promptly and repeatedly may result in listing restrictions or account suspension.
2.3 RERA Permit Number
Where required by UAE law or RERA regulations, the relevant RERA permit or registration number (e.g., a RERA off-plan marketing permit, or a broker registration number) must be displayed in the listing. Dubai may verify this information with RERA and may suspend listings where a required permit cannot be verified.
2.4 Cheque and Payment Options
All accepted payment methods (bank transfer, manager's cheque, number of post-dated cheques for rent) must be accurately stated in the listing. Do not represent that a property is available on 12-cheque terms if only 1 or 2 cheques are accepted.
2.5 Broker Licence Display
Brokers listing property for sale or rent must display their current RERA ORN (Office Registration Number) and, for individual agents, their BRN (Broker Registration Number). These may be required fields depending on the listing category. Agents whose licence has expired must not list until the licence is renewed.
2.6 Off-Plan Projects
Off-plan project listings must comply with RERA's off-plan marketing rules, including displaying the RERA permit number, the developer's name, the expected handover date, and the payment plan structure clearly and accurately. Projected completion dates must be based on information from the developer and must be clearly labelled as estimates.
3. Motors Listings
3.1 Vehicle Identification
Each vehicle listing must include:
- Make, model, and year: Accurate and based on the vehicle's official documentation.
- Trim and specifications: Where relevant (e.g., 4WD vs 2WD; engine size).
- VIN or chassis number: Required for all motor vehicles. The VIN/chassis must match the vehicle's registration documents. Listings with incorrect or missing VIN/chassis may be suspended pending verification.
- Mileage (odometer reading): Must be accurate and based on the current odometer reading at the time of listing.
- Registration emirate and expiry: Current registration information must be stated. If the registration has expired, this must be disclosed.
3.2 Salvage and Write-Off Disclosure
If the vehicle has been written off by an insurer, declared a total loss, or is rebuilt from salvage, this must be prominently disclosed in the listing title and description. Misrepresenting a salvage vehicle as a clean-title vehicle is prohibited and may constitute fraud under UAE law.
3.3 No Stolen Vehicles
Listing a vehicle that the seller knows or suspects to be stolen is prohibited and will result in immediate permanent account termination and a referral to UAE Police.
3.4 Finance and Ownership Clarity
If the vehicle is subject to a finance agreement (bank loan or lease), this must be disclosed. The listing must state whether the vehicle's title is clear or whether an outstanding finance balance will need to be settled. It must not represent the vehicle as fully owned and free of encumbrances if it is not.
4. Jobs Listings
4.1 Lawful Employment Only
Only roles for lawful employment, freelance work, or business partnerships that are permissible under UAE law may be listed. Listings for roles in unlicensed or illegal businesses, or roles that require the prospective employee to engage in activities that are illegal in the UAE, are prohibited.
4.2 No Pyramid Schemes or MLM
Listings for multi-level marketing (MLM) opportunities, pyramid schemes, or any arrangement where the primary route to income is by recruiting other participants rather than selling a genuine product or service, are prohibited.
4.3 Salary Disclosure
Salary or compensation disclosure is strongly encouraged and increases the quality of applicant enquiries. Listings must not misrepresent compensation: if a salary range is stated, it must reflect the genuine offer range that the employer is prepared to pay.
4.4 Equal Opportunity
Job listings must not discriminate against candidates on the basis of race, religion, gender, nationality, age, or disability except where such attributes are a genuine occupational requirement under applicable UAE law. Equal opportunity language is encouraged. Legal advice should be sought before including any attribute-based restrictions in a listing.
4.5 Visa and Permit Transparency
Where a role requires the prospective employee to obtain or transfer a UAE residency visa, the listing should clearly state who will bear the cost of visa processing and whether the employer is willing to sponsor a new entry permit. Listings must not misrepresent visa or work-permit arrangements.
5. Classifieds Listings
5.1 Prohibited Items
In addition to the items prohibited by the AUP, the following are not permitted in the Classifieds vertical: animals or pets (except where Dubai has established a specific, regulated pet category); human organs or biological materials; counterfeit goods; and any item that requires a specific import or trade licence that the seller does not hold.
5.2 Accurate Condition
The condition of every second-hand item must be honestly described. Use the standard Dubai condition categories (New, Like New, Good, Fair, For Parts) and ensure the category matches the actual condition. Defects, damage, or issues affecting the item's use must be disclosed in the description.
5.3 Warranty and Guarantee Status
If an item carries a remaining manufacturer's warranty, the expiry date and the terms (transferable or non-transferable) must be stated. Do not imply a warranty exists if none does.
5.4 Pickup, Delivery, and Shipping
The listing must clearly state whether the item is available for pickup only (and the pickup location), available for local delivery, or available for shipping. Delivery costs, if charged by the seller, must be clearly stated. Listing an item as "free delivery" and then imposing delivery charges on the buyer is prohibited.
6. General Listing Prohibitions
The following apply to all verticals:
6.1 Prohibited Content
All prohibitions in the Acceptable Use Policy at /policies/aup apply to listings. Do not include in any listing text, image, or attachment any content that is prohibited under the AUP.
6.2 Photography Rules
- All listing photographs must accurately represent the specific item or property being listed. Stock photographs that misrepresent the listing are prohibited.
- Photographs of properties must show the actual property, not a similar show unit (unless clearly identified as a show unit).
- You must hold the rights to all photographs you upload. Do not upload photographs that are subject to third-party copyright without the rights holder's permission.
- Do not add third-party watermarks or logos to photographs unless you are the copyright owner of the watermark.
- Photographic watermarks added by Dubai as part of our listing presentation are permitted and must not be removed by the user.
6.3 Pricing Rules
- All prices must be stated in UAE Dirhams (AED).
- Hidden fees — charges that apply to the transaction but are not disclosed in the listing price — are prohibited. The listed price must reflect the total price the buyer or tenant will pay, exclusive of any taxes that are clearly identified.
- Promotional pricing and time-limited discounts may be used but must clearly identify the promotional period and the full price that applies outside the promotion.
- Prices must reflect genuine commercial intent. "Teaser" prices that attract enquiries only to be replaced by a significantly higher price when the buyer contacts the seller are prohibited.
7. Content Removal and Appeals
Listings that violate this policy may be removed without prior notice. Where reasonably practicable, we will send an email notification to the registered account address explaining which rule was violated.
If you believe a listing was removed in error, you may appeal the decision by emailing appeals@example.com within 14 days of the removal notification. Your appeal should include the listing reference number and an explanation of why you believe the removal was incorrect. We aim to respond to listing appeals within 7 business days.
Repeat violations of the Listing Policy may result in graduated enforcement action as described in the Acceptable Use Policy, up to and including permanent account termination.
